Houses in Nada-ku, Kobe for 30m yen.

This month we looked at what kind of house you can buy with around 30 million yen in Nada-ku Kobe. ?We looked at houses on the hillside around and above Rokko Station and this is what we found.
The prices are lowest and the deals are best up on the hillside, at least twenty minutes walk from Hankyu Rokko station in areas like Shinoharadai and Nagaminedai. These two neighbourhoods are viewed by Japanese residents as inconvenient due to lack of public transport. The nearest bus stop can be ten minutes walk away, but with the right location, the view can be fantastic and the mountain trails very near. Because of the perceived inconvenience, prices are relatively affordable and usually there is a garden with a view of the sea or mountains or both.
Alternatively living closer to the station, with all the convenience of shops, travel to work schools, a comparable property will cost closer to 40 million yen. There is definitely a price premium for convenience.

Here are few houses on sale on the hillside or near the station around Hankyu Rokko.

Shinoharadai 29,800,000 yen

Land area 159.56 m2, floor area 107.26 m2, two floor wooden structure. Built in 1980
One large car space, good size garden, South east facing, fantastic view of the sea, the mountains and the city. 4 bedrooms. Two Japanese rooms on the ground floor can be connected to the living room to create one big room.

Nagaminedai 31,500,000 yen

Land area 246.08 m2, floor area 120.6 m2, steel frame structure, two floors, built in 1967
One car space, good sized garden, south facing, sea view, spacious.
This house needs renovating and is for sale categorized as glandh on the market, which means zero value is attributed to the house. With some imagination and hard work, this property could be a great deal.

Nakahara Dori (Ojikoen) 29,800,000 yen

Just built. Land area 92.15 m2, floor area 92.47 m2, two storey wooden structure, built in 2006
No parking space, No garden but roof top balcony, South facing, 4 bedrooms, North of Hankyu line, A very convenient eight-minute-walk from Hankyu Ojikoen Station.

Kusugaoka (Rokko) 32,300,000 yen

Land area 71.00 m2, Floor area 81.14 m2, two storey wooden structure, built in 1997
No parking space, south facing. 2 bedrooms and storage room, south of Hankyu Line, 11 minutes walk from Hankyu Rokko Station. It is located in one of the best school districts popular with locals.

Huge Traditional Japanese House

We always wanted to introduce this kind of unique property to ffeilden customers, in an effort to preserve historical architecture. Together with an architect, we found unusual timbers in the structure of this eighty-year-old house in a prime part of Rokko in Shinoharakitamachi. This traditional property is in good condition with original features, and surrounded by mature trees. It is peaceful and tranquil. The current owner prefers a buyer who would not demolish the house or cut down the trees. Please check the photos below.
