Residential Land Anyone?
At the end of this newsletter is a list of selected land for sale between Kobe and Ashiya.
Official Land Values
At the end of March every year, the Japanese Government publishes a list of land values for the whole of Japan. It is the result of a government survey and the results are published as gchika koji kakakuh.
It is well known that generally speaking land values in Japan have been falling for well over a decade. We scanned through the numbers to try to identify some underlying trends. In the newspaper we looked in, we found land at 15.3m yen per square meter in Tokyofs Marunouchi, and 8.6m yen per square meter in Tokyofs Ginza. Compared to last year, prices in Chiyoda-ku, Minato-ku and Chuo-ku appear to be mostly rising, continuing a trend established about three years ago. For the rest of Tokyo, prices are fairly flat.
Central Kobe is not following the central Tokyo trend, with prices in Chuo-ku, Kobe continuing to fall. Part of Sannomiya-cho in Chuo-ku is valued at 2.2m yen per square meter (down from 2.3m yen last year). The trend for most of Kobe and Ashiya is that values are continuing to fall.
There is one bright spot in Kobe, and that happens to be an area covered by ffeilden. Values in some select areas of Higashi-Nada-ku are rising. In particular the residential areas around up-and-coming (still) Okamoto are rising. There were rises in Shinoharakita-machi in Rokko and parts of Sumiyoshi.
Next year we wouldnft be surprised to see the increases in value spreading to other fashionable parts of Kobe.
