Average Japanese land values down but Tokyo up.
At the beginning of August the Japanese National Tax Agency released figures that show the average value of land facing major streets in Japan fell for the 13 th year in a row. In Tokyo however, average values rose for the first time in the same 13 year period. In other major urban areas, the rate of decline slowed, indicating the market may be near bottom.
According to an article in an international newspaper, the average value of a square meter of land facing a major road was 112,000 yen, a 3.4% decrease compared to last year. A square meter in Tokyo is four times more valuable on average. Land in central and fashionable areas of Tokyo rose strongly in price.
Multi-Unit Apartment Buildings for Sale.
Turning now to investment property, a common pattern of property investment among Japanese investors has been to develop or buy whole apartment buildings, and rent out the individual units. There are usually some on the market, they are often small but the size, age and style can vary greatly.
There are five examples of apartment buildings for sale at the bottom of this newsletter ranging from five units to ten units in size. Apartment buildings are usually sold with at least some tenants in place (or sometimes fully occupied) which gives you a good idea of the potential yield.
