Land value survey
The Real-Estate Research Institute (fudosan kenkyusho kenkyubu) published its half yearly property price index. The average value of land across the whole of Japan fell 1.4% between March and September 2006 and a further fall of 1.3% is anticipated before March 2007.
The average figures disguise strong rises in city center areas, where central commercial land increased in value by 8.9%. The highest increase posted was an area of Tokyo, increasing 13.7%.
Compared to recent years in other parts of the world this is not remarkable, but the market is definitely in good spirits and investors are purchasing. The popular properties are office buildings and single personfs flats, in anticipation of rent increases in the next ten years (Tokyo central and Osaka).
Unfortunately, rent increases are not forecast for Kobe, but the average apartment yield is better in Kobe (6%) than in Tokyo (4.8%).
