One Year On.

Our first newsletter was sent exactly one year ago in June 2004. Fittingly that first newsletter was about the buy-to-let market; something we have been watching all year. This is how that market has been developing.

We haven’t noticed any significant increase in agency prices for properties in the buy-to-let market. This means yields are about the same as last year when we suggested you might receive 100,000 yen per month in rent for a 10m yen apartment.

Interestingly, we have noticed that in recent property auctions, there has been strong demand for buy-to-let properties. It is too early to say whether this is a long term trend, it may just be a seasonal blip, but in our view buy-to-let properties have been selling at auction at prices equivalent to estate agent asking prices. We heard that Tokyo had a busy year last year, and that Tokyo buyers are now buying further a field.

Another ripple effect from Tokyo we expect to see in Kansai is more furnished or semi-furnished properties coming onto the rental market. The non-Japanese community in particular is keen on semi-furnished and furnished properties to save the cost of buying furniture for an unknown length of stay.
