In the recent mini property bubble in the Kanto area, the office space vacancy rate has dropped sharply. In Ginza central Tokyo, for example, the vacancy rate is now 3% compared to 7.3 % last year. By comparison, in Umeda in Osaka, the rate was 7.6% last year and has fallen to 4.4%. Not surprisingly, commercial rents are creeping up.
Meanwhile in Kobe, the vacancy rate it still high at 11.7%, but it has dropped markedly from last yearfs 14.7%. The commercial rent is edging up.
