Soho office space in Sannomiya.
In the recent mini property bubble in the Kanto area, the office space vacancy rate has dropped sharply. In Ginza central Tokyo, for example, the vacancy rate is now 3% compared to 7.3 % last year. By comparison, in Umeda in Osaka, the rate was 7.6% last year and has fallen to 4.4%. Not surprisingly, commercial rents are creeping up.
Meanwhile in Kobe, the vacancy rate it still high at 11.7%, but it has dropped markedly from last year’s 14.7%. The commercial rent is edging up.
