Rooms in shared apartments.
A couple of property owners have rooms to rent in shared apartments in the 55,000 to 60,000 yen per month price range. See the listing at the end of this newsletter.
It is a Renters' Market for Expat Property
At the opposite end of the price spectrum, we recently showed a customer round a well-known expatriate condominium (asking rents in the 410,000 per month range) in Sumiyoshi with indoor swimming pool, gym and big garden. The owner’s agent was very willing to heavily discount the rent - before we even asked for one! This indicates that the expat market is still a renters market.
We know a similar story in Mikage, where a 160 sqm expat apartment was discounted from 450,000 per month to 350,000 per month. If you are in the expat price bracket, you have enormous leverage, but only if you come to an independent agent like us. If you go directly to the agent that is marketing the property, they are probably representing the owners, and have no interest in seeing prices fall.
