Official Land Values
At the end of March every year, the Japanese Government publishes a list of land values for the whole of Japan. It is the result of a government survey and the results are published as gchika koji kakakuh.
After falling for 13 or 14 years, a pattern is emerging of land values recovering in Tokyo; and of values bottoming out and rising in key locations in other cities, and continued falls in non-prime locations. In Kobe, the land values in best areas are rising; and there are tentative rises in some other residential areas of Kobe.
Here are the trends we noticed after scanning through the numbers released in the press. In the newspapers we looked in, at the top end we found land valued at 24m yen per square meter in Tokyofs Marunouchi, and 23m yen per square meter in Tokyofs Ginza, both well up from last year. Prices inside Tokyofs Yamanote Line are continuing to rise. For the rest of Tokyo, prices appear to be rising on the whole, but not everywhere.
At a nationwide level, there is a ripple effect from rising values in Tokyo that is lifting values in the downtown areas, and best areas of other large cities. However values have not been lifted in rural locations or small towns.
In central Osaka, we noticed some large rises in value. We saw figures for Umeda 1-chome at 5.9m yen per sq m, up from 4.9m last year.
Last year we reported falling values in Chuo-ku central Kobe, but this year values are mostly up. This could indicate the bottoming-out of the Kobe urban market. Most values in Nada-ku and Highashinada-ku are up, but Hyogo-ku and other areas are still falling. Values in Ashiya are strongly up. The current pattern for residential land in Kobe, is values rising in good residential areas in desirable parts of Kobe, like Okamoto, Mikage, and Hankyu Rokko (and Ashiya), and continued falls in other areas. There are more districts with rising values this year than there were last year. Almost all the districts where ffeilden is active (the hillside of Kobe) saw rising values this year.
Next year we wouldnft be surprised to see the increases in values spreading to more neighbourhoods, not just the fashionable parts of Kobe.
