Buyers from Overseas.

In the past few years there has been a lot of news about big non-Japanese companies buying landmark buildings in Japan. A well known example is Seagaia in Kyushu.

Well, in an interesting recent development for us, we are starting to see small western investors and individuals looking to invest in Japan. Is it simply that overseas domestic property bubbles have run their course, or could it be that Japan is finally looking like an investment opportunity?

Not only have we been getting enquiries from overseas buyers interested in buying apartments for themselves, we have had not one, but two, serious enquiries from small UK investors interested in buying apartment buildings in Kobe. By eapartment buildingsf we donft mean single apartments, we mean buildings containing several tenanted apartments. We still know of several of these apartment buildings on the market priced around 200 million yen.

Following on from last months newsletter on the subject of land values, a ministry report said that nationwide residential land value fell by 3.8% to summer this year, compared with a fall of 4.6% a year earlier. Meanwhile in The Economist newspaper house-price % change index, Japan was firmly at the bottom of the table showing house prices falling by 5.4% in the year to Q2 2005.

Since the valuation in summer, Japanese newspapers have been much more upbeat about the property market.
